Jim_SamsonI’ve had considerable success investing in real estate, but not because I have a natural knack for it. Instead, I became successful by reading every real estate book I could find, by talking to every real estate investor I met, and by observing those who were successful before me.

By my best estimates, I came across a few hundred different real estate experiences.

And there’s one that I’ll never forget: how you could double the value of your home in a handful of days with a few tricks in just ONE room…

Think about the most important room in any house.

For the majority of people, it all starts and ends with the kitchen. If you walk into a home as a potential buyer and see chipped cabinets and old kitchen appliances, there’s an immediate turnoff, right?

But the kitchen is a double-edged sword, and a big one…

I say that because it works both ways – while an old, rusty kitchen can ruin the value of a perfectly good home, I’ve seen homes DOUBLE in value because an updated and refreshed kitchen made an average home become so much more.

Here’s how YOU could double the value of your home with a few tricks in your kitchen…

1. Refinish the floor

It’s easy to forget about the floor when you’re trying to revitalize your kitchen, but restaining hardwood floors or throwing on new coat of paint on can give the whole room new life. For a few hundred dollars, this makes a HUGE difference.

2. New lights

Just as new floors can give your kitchen new life, simply replacing your current dull lights with brighter counterparts can change the way a perspective buyer looks at your kitchen.

And think about undercabinet lighting to get the high-end look for cheap!

Remember, new lights can change the lens through which everyone views your kitchen.

3. Update old appliances

Some of your appliances may be perfectly good, but virtually everyone could use a good updating of a fridge or dishwasher. And while it may seem unnecessary, that can easily be the difference between a perspective buyer loving your kitchen and home, and walking away with the feeling that it still needs some work.

4. Repaint the cabinets

You may have gotten used to the way your cabinets have aged, but a new buyer seeing the kitchen for the first time will have no trouble noticing. A simple repainting of the cabinets will make anyone walk into your kitchen and think, “wow, this feels brand new.”

5. Granite countertops

For some reason, many people shy away from installing granite countertops, but it’s really a simple process. And the results far outweigh the investment.

It’s black and white as far as I see it: granite countertops make any kitchen better, and a lack of granite countertops make any kitchen worse.

6. Stainless steel hood

Here’s the biggest trick of all – installing a hood (even if it’s ductless) will make almost any kitchen look more professional, updated, and distinguished.

Whether the perspective buyers get the feeling that it’s a “chef’s kitchen” or a “luxury kitchen,” the value added is almost priceless. This easy change can separate your home from all the rest, and rarity equals value in real estate.

Depending on the current value of your home, the above changes easily have the potential to double it. So here’s what you do – pick out a week on the calendar and schedule everything to happen in that time frame.

Make sure you organize some time in between appointments for different tasks to allow for a grace period. And once that week is over, you’ll have what feels like a brand new luxury kitchen and a much, much higher-valued home!
