Being a landlord can be a LOT of hard work…
Getting calls from tenants at 4am, broken toilets, chasing after rent… it becomes a full-time job if not handled the right way.
But what if I told you I’ve found a way to get the most reliable, hands-off tenant in America?
I’m talking about Uncle Sam.
Yes, the U.S. Government pays rent too, and it’s looking for a new landlord…
You may be thinking… Wow, the U.S. Government as my tenant. That’s a lot of pressure…
Well, it’s not. In fact, it’s probably the easiest real estate income you’ll ever make.
Because Uncle Sam isn’t paying his rent out of his own pockets. He’s paying it with tax income, so it’s really like you’re legally getting the taxes you paid back and MORE.
And on top of that, the way we’re going to charge Uncle Sam rent is NOT by owning the property the Government is renting, but by investing in a piece of it that is managed by professionals.
I know, the more I talk about this the more it sounds too good to be true.
A hands-off, completely passive real estate income with a tenant that has a perfect payment record?
There are a lot of people taking advantage of this… you just haven’t heard of it yet.
Let’s get to the nuts and bolts of it.
I am talking about Real Estate Investment Trusts (REITs) that have lease agreements with the U.S. Government.
Take Easterly Government Properties, for example.
Their sole mission is to acquire, develop, and manage commercial properties leased to the U.S. Government.
Their portfolio consists of 88 properties with 99% of those being leased.
This may sound complex on the surface – after all, we are talking deals with the U.S. Government – but getting in on this is as simple as buying a single stock.
Easterly Government Properties is listed on the New York Stock Exchange under the ticker DEA.
All you have to do is buy DEA, and you get paid a portion of Uncle Sam’s monthly rent as part of their quarterly dividend.
So, forget about dealing with tenant headaches and chasing payments. If you invest in Easterly Government Properties, you can get paid by Uncle Sam himself.
