Don’t worry, it’s NOT as complicated as it looks. Once you have all the pieces I’m going to share with you, everything will slide into place.

I’ve been working on this formula for over 20 years, and I’ve finally perfected it. This formula has worked time and time again to get me the million-dollar real estate deals that’ve built the life I live today.

Before you can use the formula, you should understand what each letter stands for.

W=Wealth

In this case, wealth stands for your $1,000,000 deal, and any other lucrative deals you execute going forward.

Wealth is your ultimate endgame, and your path to wealth is paved by the rest of the formula.

X=eXchange

The second letter in the formula stands for the exchange of the property. The exchange of property for money must be able to happen in order to bag your $1,000,000 check.

O=Opportunity

In order to find any successful real estate deal, especially one that pays $1,000,000, you must provide yourself with opportunity.

Opportunity stands for being open to all different types of real estate deals, which exposes yourself to any million dollar deals that might be lurking around the corner.

If you’re open to opportunity an endless amount of it will find you.

T=Talent

Talent comes in many forms, but in this formula it’s represented by the skills you, or any of your team members, possess.

You don’t need to possess a lot of talent in order to pull off your $1,000,000 deal, but you have to fill in any gaps where talent is missing with the right people who possess that talent.

This could cover anything from being able to spot a perfect deal to knowing how to handle the people that make up a real estate deal.

E=Equity

In this equation, equity stands for the trick of using the seller’s equity to your advantage. If the seller has a lot of equity in their home, then you might be able to work out some sort of seller finance deal (a loan from the seller that you pay back over time).

Using the seller’s equity to your advantage is great, because if they have a lot of equity in the property they’ll be more willing to do a seller finance deal, as they know how much potential growth the property has.

K=Time

The most important asset you have control of is time. The more time spent on a deal, the less money you make, and the less time you have available to scope out your next $1,000,000 deal.

It’s crucial to your success that you—or a team member—understand how to roll through the deal in the most efficient way possible. Don’t cut any corners—they’ll come back to cut you—but make sure that every aspect of the deal is moving forward in a timely matter.

Now that you understand what each letter in the formula W=(XO(T+E))/K means, here’s how you use them together.

As I’ve mentioned, Wealth is your endgame.

Your next step would be to combine Talent and Equity. Take any skills you or your team possess, and use it to understand how you can work the seller’s equity into the deal. The right talent will work wonders with the seller’s equity in order to get you that $1,000,000 deal.

The next step is to take the Exchange and multiply it by Opportunity. The more opportunity you’re exposed to, the more exchanges you’ll make. It should be obvious that more exchanges mean more money in your pocket.

Taking all of this and dividing it all by (K)time will ensure that you have the most efficient path to that $1,000,000 deal you’ve always dreamed of.

Being able to break all the aspects of a real estate deal down is key to your success. You can’t just say, “I want to make a million dollars off my first real estate deal.” You need to take the appropriate steps to get there.
